FAQs
Eight questions, answered plainly
What services do you provide?
Property search, live video and accompanied viewings, coordination of the legal and mortgage process once an offer is accepted, and practical support when you relocate. You can take the whole sequence or just the part you need. Each engagement is defined in writing before it starts.
How do you choose what goes on the shortlist?
We start from your brief: area, budget, property type, timing and the things you will not compromise on. Everything on the list meets those conditions, and each entry carries a short note explaining why it is there, what it will cost to own and where it falls short. If the brief cannot be met at the budget, we say that instead of stretching the list.
How does a video viewing actually work?
A live appointment, usually with the selling agent on site and our adviser on the call, at a time that works in your time zone. We walk the property in the order you would, ask the agent to open cupboards and stand at windows, and take questions from you as we go. You receive photographs and written notes the same day.
Will you attend viewings in person?
Yes. If you cannot travel, or want a second opinion before you do, our adviser attends, inspects against a standard checklist and sends a written report. It is not a survey — where a structural or service question needs a specialist, we name it and you instruct them.
How are you paid?
By the buyer. The scope and the fee are agreed in writing before work starts and are set out in euro. We do not charge the first conversation, and we do not accept a commission from a seller or developer on a property you buy through us.
Can you help with legal, tax or visa questions?
We can explain what a document is asking of you and coordinate with your solicitor, but we do not give legal, tax or immigration advice and we do not act as your solicitor. On tax and immigration you need a qualified adviser in the relevant field; we will tell you which kind of adviser you need, and when.
Which parts of the UK do you cover?
England and Wales. Scotland and Northern Ireland have separate legal systems and separate processes, so a purchase there needs a solicitor qualified in that jurisdiction. If your search crosses into Scotland, tell us at the start.
How quickly can a viewing be arranged?
It depends on the property and whether it is occupied. Once we have your dates we tell you what can realistically be arranged in that window — a live video appointment usually sooner than an in-person one — rather than promising a fixed turnaround and missing it.
If your question is not here, ask it directly — we answer every enquiry.
