Scope
An engagement is built from these five parts
Most clients start with search and viewings and then keep us on for the legal stage, because that is where distance costs the most time. You can take any part on its own; the written scope says exactly where our involvement starts and stops.
Service 01
Property search
You tell us the area, the budget and the things you will not compromise on. We come back with properties that meet the brief and a short written note on each one: why it is on the list, what it will cost to own, and where it falls short.
- A shortlist refreshed as new stock reaches the market
- Area notes on streets, transport, schools and the daily practicalities
- Our view on asking price, and what we would offer
- Introductions to selling agents, so you are known as a serious buyer
We do not sell, list or market property. We are not an estate agency, and we are never paid by the seller.

Service 02
Remote viewings
A live appointment with the selling agent or with our adviser, held at a time that works in your time zone. We walk the property in the order you would, open the cupboards, stand at the windows, and tell you what the camera is not showing you.
- Live video with two-way questions, not a recorded tour
- A recorded walk-through when the timing cannot be matched
- Floor plans checked against what is actually there
- Written notes and photographs the same day
A video viewing is not a survey. Where something needs opening up, testing or a specialist opinion, we say so rather than guess.

Service 03
Accompanied viewings
If you cannot travel, or want a second pair of eyes before you do, we attend in person. We check the things that photographs hide: damp and its smell, water pressure, road noise at the front, light through the day, storage, and what the neighbouring properties are like.
- A full inspection against a standard checklist
- Photographs and a short video of anything that concerns us
- Questions put to the agent while we are standing there
- A written report before you decide
We are not building surveyors. When a structural question matters, we name it and you instruct a qualified specialist.

Service 04
Legal coordination
Once an offer is accepted, we keep your solicitor, your lender and the selling side in step. Documents arrive in a language of their own; we explain what each one is asking of you, and which ones actually need a decision from you today.
- Searches, enquiries and lender conditions tracked to a single list
- Plain-English explanations of what your solicitor has sent
- Chasing, so a two-day question does not become a two-week silence
- A weekly written position, including when nothing has moved
We are not solicitors and we do not give legal, tax or immigration advice. Your solicitor acts for you on the law; we make sure the process keeps moving.

Service 05
Relocation support
Buying the property is one thing; arriving is another. We arrange the practical side around your moving date, so the first week is not spent on hold to utility companies.
- Utility accounts, council tax and broadband set up in your name
- School visits arranged and travel times checked at the school run hour
- Removals quotes compared, and access arrangements agreed
- A short list of local services you will actually need in the first month
We arrange and coordinate. The contracts for utilities, removals and schooling are yours, and we do not act as an agent for any of those providers.

Start with a shortlist
Send us the area, the budget and the timing. We will tell you what the market looks like there before you commit to anything.
